generally, when things change over a 3 month period it is a much better indicator of a trend - of course, the current trend needs to last longer.
another issue is if the increase is a traditional seasonal cycle.

If it is the beginning of a turn around it would be great but at this point the real estate industry seems to swing a lot in either direction.
